We are looking for individuals who are detail oriented, dedicated to quality work, and building relationships within a team environment. A concentration in carpentry with background in both residential and commercial renovation and new construction scopes is required.
You must have your own tools, transportation, and smart phone and be customer service oriented, clean-cut, and willing to work some weekends.
Residentially, our work scopes include New Construction homes as well as complete gut renovations including demo, framing, light electrical and plumbing, drywall, flooring and wall finishes, cabinet and trim installation, and punch outs.
Commercially, our work scopes include New Construction multi tenant centers and single tenant outparcels including demo, metal stud framing, insulation, drywall, ACT, flooring and wall finishes, interior trim, DIV 10, and punch outs.

The Commercial Superintendent (CS) will perform the day-to-day team leadership and oversight for all project-specific requirements from mobilization to close out. This high- performance individual will assume overall responsibility for the successful completion of assigned projects within allotted time and budget. CS will be responsible for the active coordination of all Subcontractors work efforts, Vendors/materials, scheduling, and budgets during the mobilization, construction, and closeout phases of assigned projects. The CS‘s top priority is field coordination, working closely with Subcontractors to ensure that they are always focused on quality and workmanship while meeting/exceeding industry standards within the parameters of the project’s schedule and budget. Daily direction and coordination of the Project by the CS ensures work is carried out safely, correctly, within budget, and on schedule.
The CS will plan procedures for construction, ensuring start and finish times, safety, quality, and staffing/subcontractor requirements for each phase of the project are met. CS will coordinate materials procurement (through PM) and schedule/confirm all deliveries to conform to work schedules. CS will confirm and oversee all City inspections while being familiar with local building code enforcement and inspectors, and resolving conflicts or issues throughout the project.
CS must exhibit sound and accurate judgment, inspect work throughout the project’s progress to ensure that workmanship and materials conform to plan and work letter specifications. CS mush adhere to construction schedules, track job costs, and notify PM’s to complete back-charges, if any. CS will work through Client and Subcontractor Change Order [CO] requests by completing field CO forms, requesting and processing pricing from Subcontractors, and submitting draft CO for PM to review, approve, and submit to Client.
CS must prepare and submit daily reports on progress, materials used, punch lists, pictures, and schedule adjustments – before leaving the job site each day.
Responsibilities include, but are not limited to:
Coordinate the daily activities of the Sub Contractors and work force teams
Recognize any potential hazards and correct any unsafe site conditions
Delegate production assignments to appropriate teams and personnel
Develop business opportunities and identify cost savings opportunities
Manage projects from start to finish
Provide daily reports to management, including upcoming needs and concerns, and future requirements for successful and on-time/on-budget project completion.
Maintain and enforce good construction standards and quality control
Send the updated schedule to subcontractors on a weekly basis while providing updates as frequently as on a daily basis, if necessary.
Qualifications:
Previous commercial construction superintendent experience
Highly organized with excellent oral and written communication skills
Must have understanding of construction terms, scheduling, and planning concepts
Strong leadership qualities
Able to work in fast-paced, environment dealing with multiple team members
Excellent time management and organizational skills
Own hand tools and ability to perform basic construction tasks and cleaning
Possess computer proficiency, literacy, Word processing/Microsoft office suite/Construction Management Software understanding and implementation abilities
The Estimator/Pre-Construction [E/P-C] position requires a highly motivated, experienced, and eager individual who is willing to work both independently as well as within a team environment to fulfill their job responsibilities. The E/P-C individual will complete daily interaction with vendors and subcontractors to compile comprehensive cost summaries, develop and submit formal proposals, and complete subcontractor contract packages.
From time to time, E/PC may take advantage of opportunities to oversee a project from start to finish, in either a Project Manager [PM] or Superintendent [Super] capacity when the project does not require a full time PM or Super to achieve successful final completion. Management and E/P-C will discuss and decide which projects could be a good fit and will allow E/P-C the final decision to oversee the project as either the PM or Super, contingent on his confirmation to complete his/her E/P-C responsibilities.
Responsibilities include, but are not limited to:
Full comprehension of job scopes, associated material and labor details as shown on plans
Distribution of plan sets, work letters, and related information necessary to obtain pricing
Receipt of vendor and Subcontractor quotes required to complete job scopes
Compilation and comparison of quotes received to determine all job scopes are covered
Interact with Management Team to present completed estimates, obtain answers to any questions, and receive complete scope outlines
Provide regular communication updates to Management
Identify savings opportunities and cost avoidance situations when estimating
Develop formal subcontractor contract packages for projects without a dedicated PM
Qualifications:
Previous project management and/or estimating experience in the construction industry

Taylor Construction [TC] is an independent, full-service, general contracting and construction management company. The Project Manager [PM] must be an individual who is highly motivated, focused, intelligent, and organized.
This high-performance individual will assume responsibility for successful project planning and scheduling for multiple projects occurring simultaneously as well as Subcontractor procurement and management, field supervision, cost management, meeting and/or exceeding construction budgets and timelines, safety oversight, quality assurance/control, Change Orders, RFI’s, Submittals, Close Out Packages, and warranty facilitation for each project delegated.
Responsibilities include, but are not limited to:
Constant, clear, detailed, and accurate communication with Superintendents, TC Management, and office personnel to ensure project success – from pre-con meetings through project delivery and warranty.
Leadership and management support of superintendents to ensure team members have the tools, labor, and trade partnerships to complete each job on budget, within the contractually obligated timeline [if not before], and within TC’s quality standards.
Manages multiple delegated projects from pre-construction to punch out.
The PM will maintain constant, timely, and effective communication with clients and TC team members without need for follow-ups from anyone.
PM will provide quick responses to all client and TC team questions and requests for direction.
Track savings opportunities and cost overrun situations.
Coordination with Operations Manager to ensure jobs have the required amount of in- house labor support and TC field teams are used efficiently.
PM is responsible to quickly obtain and communicate answers to/from clients, TC team members, Subcontractors, and vendors to ensure successful daily and overall project operations.
Develops Subcontractor contract packages, facilitates client interactions and decisions, oversees construction schedule development and daily updates in partnership with Superintendents, develops Change Orders to ensure they are priced/written/executed correctly, obtains/reviews/submits RFI’s, Submittals, and Close Out packages for all assigned projects.
Ensures trade partners’ pre-commencement documentation is completed and progress/final invoicing is accurate; including invoice formatting, adhering to TC payment protocols, and confirming invoice submittal dates as related to payment processing date.
Supports the Comptroller and Senior Management with monthly Pay Application drafting, updating, and processing for each project, including corresponding with client’s if there are any questions.
Engages in business development and directs to estimating team after presentation and approval by senior management and/or ownership.
Interfaces with supply / trade partners and subcontractor management and ownership teams, as necessary, to insure long-term best in region pricing, work quality, reliability, successful project outcomes.
Constantly reinforces high quality safety measures and ensures safety policies are adhered to on TC job sites by both TC employees and outside trade partners through oversight of Superintendents.
Meets and Interacts with clients and prospective clients when required.
Maintains and enforces construction standards and quality control which meet and/or exceed industry standards and TC expectations.
Actively recruits trade partners and Subcontractors who focus on detail, timeliness, efficiency, competitive pricing, and accurate implementation of scope responsibilities.
Effectively manages projects through TC’s Construction Management Software Platform.
Qualifications:
5 years of commercial construction management experience
Superior leadership, time management, and organizational skills
Highly organized with excellent oral and written communication skills
Ability to take a commercial project from initial pre-construction planning through contract execution and physical launch to punch out and turn over phases.
Ability to effectively schedule, using Construction Management Software, and update project details while incorporating TC protocols.
The Superintendent position is a Full Time position. Superintendent must effectively manage all aspects of assigned home building operations. Superintendent is responsible for maintaining systems and procedures that ensure homes are built in accordance with quality standards, specified cycle time, and established budgets. Superintendent will provide a superior level of service to achieve established customer satisfaction goals.
Responsibilities
Scheduling
– Ensure all start packages are complete and accurate before construction begins
– Ensure construction activity follows the established set critical path
– Maintain current lead times for contractors and suppliers
– Schedule all homeowner orientations with sales and Operations Manager – Properly schedule and oversee the completion of all municipal inspections – Ensure cycle time goals are being met
– Follow company processes for internal in-lines and quality inspections
– Ensure all homes are 100% complete before the Pre-Occupancy Orientation
– Make certain all speculative homes are built on set cycle time
Materials Management
– Ensure all material deliveries are scheduled properly to avoid theft and damage
– Make certain material deliveries are accurate regarding quality and quantity
– Properly communicate material variances and returns per company policy
Contractor Management
– Review applicable job-specific information with contractors prior to starting – Enforce all contractors, scopes of work, policies and procedures
– Maintain a mutually beneficial relationship between contractors
– Provide written and verbal feedback on contractor performance
– Communicate any conflicts with Operations Manager
– Community Management Maintain established standards for community appearance
– Ensure inventory and model homes are properly maintained at all times
– Make certain erosion and sediment controls are installed and maintained
– Ensure adherence to the company safety program
– Enforce all job site rules and regulations
– Ensure inventory homes are completed and turned over within proper cycle time
Construction Cost Control
– Maintain general construction budgets
– Make certain all bills are approved only after completion of work
– Ensure all job site waste is properly controlled
– Make certain any back-charge process is being upheld
– Help establish, develop, and utilize an effective written feedback system to improve plans, correct estimates, reduce recurring warranty and unwanted costs
– Communicate any conflicts with Operations Manager
Quality Management
– Make certain all homes under construction are walked daily – Adhere to all phases of established quality control systems
– Enforce quality standards for material and workmanship
– Ensure adherence to all defect-prevention procedures
– Produce consistency throughout all homes
Ensure quality is built in order to minimize warranty issues
– Make certain all possibilities are taken to close homes 100%
Customer Relations
– Present a professional appearance when interacting with customers – Conduct all homeowner walkthroughs per company standards
– Ensure homeowners’ expectations are set for homeowner maintenance – Achieve the company-specified customer satisfaction goals
– Communicate any conflicts with Operations Manager
• Miscellaneous Responsibilities
– Ensure all established processes and systems are followed
– Have full knowledge of all scopes of work, contracts, codes and blueprints – Stay current on all codes and code changes
– Serve as a representative of Taylor Construction and maintain a high level of ethics and professionalism in all interactions
– Maintain necessary schedule to complete job responsibilities
Work Experience/Education
Minimum 2 years experience within the Residential Building Construction Industry is required. Preferred OSHA 10 Hour, Current CPR/First Aid, Virginia Responsible Land Disturber Certificate.
